TERMS AND CONDITIONS:

The property is up for marketing and for sale, without a Reserve Price. No Auction – an out of hand sale.

Purchaser must submit a realistic, market related offer on our contracts, which will be send via e-mail on request, for me to present it to the Appointed Liquidator [The SELLER in this matter]. Your Price on the Application [POA]-

Refer to the below PRICE Guide lines.

PRICE Guide: Comparables in the direct area / street = between R1.8 million to R2.6 million.

The offer is subject to the acceptance of the Appointed Liquidator [The Seller in this matter].

100 % bond can be discussed and assist with, if you cannot pay 10 % deposit in cash – I can assist with a bond originator and bond applications for purchasers.
OR
10 % Deposit of the purchase price with submitting your offer. THE LIQUIDATOR WILL NOT LOOK AT YOUR OFFER WITHOUT PROOF OF PAYMENT OF DEPOSIT.

Should your offer be accepted by the Appointed Liquidator [the Seller], guarantees for the balance of the purchase price, to be delivered 30 days from day of acceptance by the Appointed Liquidator [The Seller in this matter].

± 30-day Confirmation Period for acceptance or not from the Appointed Liquidator [The Seller in this matter] of your submitted offer.

The property will be offered “Voetstoots” and the sale [if the offer is accepted] will be sell as Voetstoots “as is” [What you see is what you get].

All Arrears rates, taxes and or levies - for the Sellers Account.

Transfer cost / duties / VAT [whichever is applicable for this transaction] [when your offer is successful and accepted by the Seller] for the purchaser account.

Occupation on registration and will be confirmed by the Seller if prior to registration.

Electrical COC and Gas Certificates [if applicable] and ALL other certificates necessary for the successful registration of the transfer of the property, are for the PURCHASER’S account.
